How Does a Realtor Recommend Price of House

 
One of the most frequently asked questions I receive is "How does the Realtor determine the selling price of the home?" The selling price of the home is very important for both the seller and the listing agent. If the sales price is set incorrectly, the house will have no showings and the seller will receive no offers.

This is why you need to choose your listing agent carefully. I am one of the most highly experienced agents in the area
and I can help you set the RIGHT PRICE. How will the correct selling price be determined?

1. I will look at all the sales for the last 12 months in the MLS in your neighborhood.
2. Then I will check all the sales that are in the tax assessor's reports to cover properties that were sold "for sale by owner."

When your home sells, the real estate appraiser will have to do the SAME thing.
3. After I have those reports and have the information in front of me, I'll try to narrow it down to 3 comparable houses ('comps'} sales which will be taken into consideration when appraising your home - and 3 homes which are currently on the market and competing with your home.
4. Even if we list your home today, tomorrow I will stop by the homes "for sale by owner" and make notes about extra
features, condition, and the seller's motivation. I'll take those notes and compare them with YOUR home. All of these steps are very critical in order to set the right sales price. Let me explain. Finding 3 homes that sold in the last 3 months that are as close as possible to your home in location and features such as number of bedrooms, baths, and square footage, is what the appraiser will look at when appraising your home. I will also see the ones listed by not sold (expireds) and the foreclosures, if any.

The appraisal will be done by comparing these SOLD homes against your home. Homes on the market right now are seldom
taken into consideration, unless the market price is rising fast. This will protect you when the home is sold, so we will get the appraisal we need.

This is very important. You see, you may THINK your home should sell at a higher price because other homes in the area are LISTED at a higher price. This is something that can sometimes create friction between the listing agent and the seller. This is why it happens. Let's say we list your home at $350,000 and your house is superior to the homes you are competing with. The problem here is that frequently the listing agent of the competing home will "lift" the sales price in order to take the listing.

However, as I said before, I will check out the competing homes and we'll compare the features and conditions and how those homes compare with yours. Why? If the buyer has a choice of three homes in the same neighborhood, he is going to see ALL three homes. The home with the BEST price for him, features, and condition is the house that will win. Shouldn't it be yours?

This way, YOUR home will always be the NUMBER 1 HOUSE for the buyer to consider ... because YOU are working with an EXPERIENCED agent. We will come up with the sales price that is just RIGHT. Then we'll adjust it every few weeks, as necessary.

Please be sure to call me when you are ready to sell your home. I know how the process works, what to do, and how to make the sale of your home successful. The same process applies when you are buying a home. I will run the same comps to make sure the selling price is in line with what the house will appraise at. I want to get you as much as possible for your house, but I don't want yours to be an "over priced" house that won't sell.! I am good, but I am not a magician, so I can't do a miracle & sell it for more than buyers will pay.
