Well it is probably safe to say that Mr Joness rental income will rise with inflation as per Mr Smith. However, Mr Smiths buy to let mortgage costs remain the same. Therefore, the gap between Mr Jones and Mr Smiths rental income will continue to widen as time goes on. And finally after 10-15 years when property could have doubled again. Mr Jones would have made a capital gain of 100,000 and have 200,000 worth of investment property. Whereas, Mr Smith would have made 500,000, which is five times as much capital gain!!
